RESIDENCY BY INVESTMENT
On the 18th April 2013, Greece introduced Law 4146/ 2013 that offers a renewable five-year Greek residency visa to foreign nationals who invest at least a minimum of €250,000 Euros into residential real estate in Greece.
A residence permit of five (5) years is issued and can be renewed indefinitely.
Citizenship is possible, only after completing the necessary requirements as per the Greek Nationality Code (Law 3284/2004) via the process of naturalization.
In accordance with these regulations, applicants may apply for citizenship after residing in Greece for seven years.

Additional fees:In addition to the investment, the necessary Government & legal fees, there is VAT of 24% to pay in Greece on new property purchases.
Taxes
Rental income from property in Greece is taxed at rates, 15% for the first €12,000, 35% between €12,000 – €35,000, and 45% thereafter. Certain expenses are deductible from the gross income. Capital gains tax (CGT) is charged at 15% on property sales.

PROCESS
An initial pre-screen and consultation will take place with one of our advisors to discuss the programme and personal circumstances in detail, along with advice and assistance in selecting the required investment.
An application for an entry visa to the Greek consulate in your country of origin is required. Either, a type C Schengen visa, or a type D national visa is required to purchase a property in Greece.

All applicants must travel to Greece to stamp passports prior to residence application. Here you will meet with our local legal team for an in-depth consultation.

Once you have selected the property we will assist in negotiation, review and signing of legal documents with our attorney, and paying the required deposit.
We will also apply for your tax file number, bank account opening, and assist with all required document collection.
Transfer the payments for property.
The legal team will sign the purchase contract with developer on the behalf of client.
The application is then submitted to ‘Greece’s Aliens and Immigration of the Decentralized Authority’ agency.
Once the application is approved it will be verified.
Once verified you will be invited to Greece to finalise the biometrics.
Residence permits will be issued.
