ABOUT PORTUGAL
Portugal, one of the oldest countries in Europe, located in the southwest of the Iberian Peninsula between Spain in the north and east, and the Atlantic Ocean in the south and west.
The language is Portuguese which is in fact one of the most spoken languages worldwide, although English is commonly used in certain areas of the country.
Portugal has been a Republic since 1911 and its government is a Parliamentary Democracy and has been a member of the European Union (EU) since 1986.
Despite being a relatively small country, the Portuguese natural heritage is extremely rich and diverse. It is an attractive tourist destination for visitors across the Globe. It is well known for its history, culture, arts and sports, and a nation with a friendly welcoming nature.
The population in mainland Portugal is around 10,000,000 people. Lisbon is the capital with nearly one million inhabitants.

RESIDENCY BY INVESTMENT
In 2013 the Portuguese Immigration Act introduced the “Golden Residence Permit”. The act allows for non-EU citizens to carry out one of the investment criteria and obtain a residency permit in Portugal.
This residency permit will allow the investor and its family to enter and/or live in Portugal, and to travel freely within the vast majority of European countries (Schengen space).
REAL ESTATE OPTION a) An acquisition of one or multiple properties worth EUR €500,000 OR b) Of one or multiple properties older than 30 years or located in areas of urban regeneration. Minimum EUR €350,000* Or c) Purchase of land for the same value. *The threshold will be reduced by 20% (to EUR €280,000) should the funds be committed to a low population density area,
Since January 1st 2022 investment in to residential property is only eligible within interior regions of the Country - KCS will advise you on this further.CAPITAL TRANSFER Capital transfer of a minimum of EUR €1.5 million into a Portuguese bank account or specifically approved investment options OR EUR €500,000 for research activities of public or private entities that are part of the national scientific and technological system* OR EUR €250,000 in support of artistic production or in the recovery or maintenance of national cultural heritage* OR EUR €500,000 for the acquisition of units of investment funds or venture capital funds with a maturity of at least five years
Validity Periods: The temporary residence permit is valid for a two year period from the date of issue and may be renewed for successive periods of two years as long as the conditions necessary for it to be granted remain in place.
Conditions: Should have stayed in Portugal for at least (i) 14 days in the first 2 years and (ii) 14 days in each subsequent period of two years.
After holding residence for a period of 5 years applicants are eligible to apply for Permanent Residence (no longer requires renewal) or Portuguese citizenship.

PROCESS
After an initial internal due diligence check, a 50% payment of the retainer will be required to begin the process.
KCS will assist in selecting the best investment based on your personal requirements.
KCS will assist in obtaining the required document in order to open up a bank account and NIF – Número Identificação Fiscal either in person in Portugal or via legal POA with our legal team in Portugal.
All investment funds will need to be transferred to the applicants Portuguese Bank account in order to make the investment purchase.
Once the investment is complete, the Lawyers need to present the documents along side with the Public Deed to submit the process online to SEF.
After 1 month, if all documents are valid, the Lawyers will receive an email from SEF with the approval, which they will forward to the Main Investor in order to schedule the biometrics.
Once the SEF has approved the file the investor should travel to Portugal to provide their biometrics.
